Renovating a Costa Blanca property while you live abroad

Most of our clients are not on site while their home is renovated. A clear brief, agreed decision points and regular updates make the distance manageable.

Renovating a Costa Blanca property while you live abroad

Many owners on the southern Costa Blanca and around the Mar Menor live most of the year in Sweden, Norway, Denmark, Finland or elsewhere in Europe. Renovating from a distance is entirely possible, but it changes how the project should be planned. The work on site is the same; what differs is how decisions are made and how you stay informed.

Start with a written brief

Before anyone can price the work, you need to describe what you want. A useful brief covers the property address or urbanisation, the type of home, the rooms involved, what should stay and what should change, and when the house will be empty. Photographs of every room, existing drawings and a short list of priorities save a great deal of back-and-forth. Our request a quote form is built around exactly these questions.

Agree the scope before the work begins

A renovation proposal should state what is included, which materials are assumed, which specialists are involved and what is excluded. When you are abroad, unclear points are harder to resolve quickly, so it pays to settle them on paper first. For larger projects such as a complete property renovation or a luxury villa renovation, it is worth walking through the scope room by room.

Plan your decision points

Some choices can be made months in advance: kitchen layout, bathroom fittings, tiles, window profiles. Others only appear once walls are opened. Agree with your builder which decisions are needed at which stage, and how quickly you can respond. A short list of pre-approved alternatives avoids delays when something has to change.

  • Finishes and fittings chosen before the start date
  • A contact person on both sides
  • Agreed response times for questions from site
  • A clear process for changes and additional work

Stay informed with photos and short updates

Regular photographs and brief written updates are the most practical way to follow progress from abroad. They also create a record of hidden work such as installations and waterproofing before it is covered. Ask how often you can expect updates and in which language. Our team works with clients in English, Spanish and the Scandinavian languages.

Think about access, keys and the community

Someone needs to open the property, receive deliveries and deal with neighbours or the community of owners. In apartment buildings and gated urbanisations, deliveries, lifts and working hours may be regulated. Tell your builder about community rules early, and inform the administrator about planned work where required.

Payments linked to progress

A payment schedule linked to clear stages of the work keeps both sides aligned. Agree in advance what counts as a completed stage and how additional work is approved and invoiced.

Handover when you are not there

Plan the final inspection for a time when you can be present, or agree how the handover will be documented with photographs and a list of any outstanding items. Ask for warranty information, manuals and contact details for installed systems such as smart irrigation or air conditioning.
