Buying a property to renovate in Spain: what to check first
A property that needs work can be a good buy, but the renovation starts before you sign. These are the checks that shape what the work will involve.

Many buyers on the Costa Blanca look for a home they can renovate to their own taste. Older villas in established urbanisations often have good plots and locations, while their interiors, installations and windows date from when they were built. Buying with renovation in mind is a sound strategy, as long as you understand what the work will involve before you commit.
Look past the finishes
Paint, furniture and staging make it hard to judge a property's condition. Focus on the things that are expensive or complicated to change: the structure, the roof, the installations and the layout. Cosmetic updates are easy to plan; hidden problems are not.
Structure and cracks
Look for cracks in walls, ceilings and terraces, doors that do not close properly and floors that are uneven. Some cracks are harmless movement in finishes; others point to structural issues. If you are unsure, ask for a technical inspection before you buy. Our engineering service can help assess what you see.
Damp and waterproofing
Damp stains, peeling paint at the base of walls, a musty smell or recently painted patches can indicate humidity problems. Roof terraces, flat roofs and terraces above living space are common sources of leaks if the waterproofing is old.
Installations
Electrical installations, plumbing and drainage in older homes often need replacing during a renovation. Check the electrical panel, the age of pipes and whether hot water and air conditioning work. Replacing installations affects walls and floors, so it is best done together with other interior work.
Does what is built match what is registered?
Closed-in terraces, extra rooms and outbuildings are sometimes built without being reflected in the property's official description. Ask your lawyer to compare the registry description (nota simple) and the cadastral data with what you see. Differences can affect financing, insurance and future permits. Read more in our guide to building permits in Spain.
The community of owners
In apartments and many urbanisations, the community of owners has rules that affect renovation: working hours, deliveries, façades and terraces. Ask for the community's rules and confirm there are no outstanding fees on the property.
Renovation potential
Think about what you want to change. Can walls be removed to open the kitchen and living area? Is there space for an extension or a swimming pool? Can the plot be reached by machinery? These questions decide whether the property can become the home you want.
Get a view of the scope before you buy
A visit with a builder before purchase gives you a realistic view of the work. We can look at the property with you, discuss what a complete renovation would involve and what would affect a quotation. Contact us with the address and the listing.
Your questions.
Should I inspect a property before buying it to renovate?
Yes. A technical inspection or a visit with a builder before you buy helps you understand the condition of the structure, roof and installations, and what a renovation would involve.
What are common hidden problems in older Costa Blanca homes?
Old installations, damp from roof terraces or flat roofs, worn waterproofing and extensions or closed-in terraces that do not match the official property description.
Can Nordic Constructions view a property with me before I buy?
Yes. Send us the address and the listing, and we will discuss a visit and what a renovation of the property could involve.
